How to Calculate Stamp Duty in Maharashtra?

Two factors determine the calculation of plot registration charges in Maharashtra: the value of the property as assessed and the government’s pre-decided reckoner rate.

The State Government determines the reckoner rate in accordance with current economic conditions. It is the lowest price at which a property legally can be sold so that transactions do not fall below this price.

Normally, the reckoner rate is charged when it is more than the declared value of the property.

For instance, if a property’s market value is Rs. 72,00,000 and the reckoner rate stands at Rs. 62,00,000, the stamp duty will be calculated based on the higher amount, which in this case is the property value.

Let’s understand the calculation process with a simple example.

Parameter

Value

Reckoner RateRs. 75,000 per sq. m
Flat Size900 sq. m
Total Property ValueRs. 6,75,00,000
Stamp Duty (5% of Rs. 6,75,00,000)Rs. 33,75,000
