Commission Terms & Conditions

Where there is any immovable property within the Pune Municipal Corporation Limits, that is transferred through Sale Deed, Gift Deed or exchange or by transfer of shares in a Co-operative Society or Company or any other Association of Persons or through any other agreement or arrangement, brokerage at the following rates on the total consideration amount shall be paid to Chaiitanyaa Estate as under:

(a) Where we represent on behalf of both the Buyer and the Seller, brokerage commission at the rate  of  2 % shall be paid to us by each party.  
Owner and Seller both.

(b) Where we represent only for the buyer or only the seller, commission @ 2% shall be  paid by  the party for whom we represent.

Any transaction that includes that of immovable property covers all transactions under the definition given in Section 269 UChapter XX-C of the Income Tax-Act, 1961, and also under Transfer of Property Act, 1882.

Brokerage Commission @ 3 % on the total consideration of the property, shall be due and payable to us by both the Purchaser and the Seller on the Purchaser price / sale price of any premises which is outside PMC Limits.

Where we act only for the buyer or only for the seller, commission @ 3 % shall be paid by the Owner or Purchaser for whom we represent.

In case of Inheritance of a property or where documents are missing and need to be procured from Society / Concerned authorities  / Government departments, Brokerage Commission @ 10 % on the total consideration amount of the property shall be due and payable to us by the client who is inheriting the property.

For up to 3 Hours. ( At Our office / Client’s office / Client’s Residence )  Rs. 20,000/-

Where there is no Sale / Purchase happening but the client is taking our services only for their Tax Planning / Valuation / Title of the Property / Discussion regarding Property and understanding the Legal status of their property / or discussion regarding any property related matters ).

For up to 3 Hours. ( Client’s office / Client’s Residence )  Rs. 40,000/-

Where there is no Sale / Purchase happening but the client is taking our services only for their Tax Planning / Valuation / Title of the Property / Discussion regarding Property and understanding the Legal status of their property / or discussion regarding any property related matters ).

In the case of Leave and Licensee agreement for a period of upto 3 years for Commercial or Residential properties,   brokerage @ 1 month rent / monthly compensation becomes due & payable, both by the Licensor and the Licensee to us.

In the case of Lease / Leave and Licensee agreement for a period of 4 - 5 years, Brokerage @ 2 months rent  becomes due & payable, both by the Licensor and the Licensee to us.

On renewal of Lease / Leave and License, 15 days rent / monthly compensation becomes due and payable to us both by Licensor and the Licensee on the escalated rent.

  • 25% of the commission shall be payable to us at the time of payment of earnest money or token amount whether simultaneously accompanied by execution of an Agreement or Deed of Transfer or not, by way of non-refundable service charges and out of pocket expenses.
  • 75% of the commission shall be payable to us on receipt of allotment letter / Registration / or on signing of agreement or on possession or on receipt of full payment whichever is earlier.

Commission at twice the minimum monthly income or guarantee or 2 months rent, whichever is higher will be payable to CHAIITANYAA ESTATE.

4 % on the Sale consideration from both ( Seller and Purchaser ) whom we represent.

2 % Brokerage each from Developer and the Owner / whom we represent.

NOTE : Commission / Brokerage / Agency Fee / Services Charges / Any Other charges, under any name whatsoever paid to the member for services rendered after the transaction is completed SHALL NOT BE REFUNDABLE.
GST: As applicable: The current rate of GST on realty services is 18 %.
